For regular service requests, please submit a ticket through your resident portal, call us, or email our office. Our Maintenance Team will respond promptly to address your needs. Our team consists of three full-time, skilled, friendly, and experienced maintenance professionals dedicated to providing timely service. Our Maintenance Lead has been with The Shores for 20+ years!
In case of emergency maintenance issues, please call 303.774.8000 and select option 3. An on-call maintenance technician will return your call, or may head straight to you. Emergency issues include but are not limited to: water leaks, lack of running or hot water, flooding, no heat during winter, no air conditioning during summer, a non-functioning toilet if you only have one, smoke or CO₂ detector alerts, or being locked out of your apartment. We have a maintenance professional on call 24/7 to assist with such emergencies.

We are lucky to be tucked away in a quiet part of town, with very little foot-traffic. We are also a gated community and issue personalized entry codes that remain active for current residents only. We are proud to work closely with Longmont’s Crime-Free Housing program – an initiative run by the Longmont Police Department in partnership with landlords/property managers with the goal of improving safety, reducing crime and nuisance behavior in rental housing, and improving quality of life for tenants and neighborhoods. While “crime has no address,” Boulder County and Longmont in particular is generally regarded as a very safe place to live and visit, and has a low crime rate compared to both state and national averages. You can view crime statistics for the City of Longmont on their website.
We observe quiet hours daily from 10:00 PM to 8:00 AM to ensure a peaceful environment for all residents.
Outside of these hours, we kindly ask that loud noises be kept to a minimum so everyone can comfortably enjoy their homes.

All applications are completed online. To begin, please visit our Floorplans page, select your preferred floorplan, choose the specific unit you are interested in, and click “Apply Now.”
The initial application process typically takes about 15 minutes to complete. You will need to upload a valid government-issued ID and provide proof of income to complete your application.
Please note that applications must be submitted for a specific unit; we do not accept applications for pre-approval or a waitlist. Additionally, we cannot hold an apartment without a completed application and Holding Fee. If your application is denied for any reason, your Holding Fee will be refunded.
Our application fee is $30 per applicant aged 18 and older, including all residents and lease guarantors. This fee covers a comprehensive background check, which includes credit, criminal, and rental history screenings.
The Holding Fee paid at time of application to reserve your desired unit will convert to your Security Deposit at move-in – typically $500 for applicants with approved credit. Some applications that do not meet our credit requirements are still able to be approved with an additional deposit.
Application results are typically returned within 24-48 hours. However, in some cases—especially if you have lived in multiple states—it may take up to 5 business days to receive a final decision.
We require that the household's gross monthly income be at least two times the monthly rent. Acceptable forms of income verification include pay stubs, bank statements, student loan documentation, housing vouchers, offer letters, and prior-year W-2s.
We offer lease terms ranging from 2 to 15 months. The Rent Rate varies based on the length of the lease and the move-in date you choose. Generally, shorter-term leases (under 12 months) are at a premium price.

Select a specific floorplan and unit number to view pricing based on your preferred lease term – be sure to check that the correct move-in date is entered for accurate pricing! You’ll find your best price by selecting a move-in date close to the availability date of the selected apartment, but options delayed move-in are available.
Once your application is approved, we’ll generate your lease and send it to you for e-signature. All parties must sign the lease before it becomes official.
After all signatures are received, you’ll gain access to your Resident Portal, where you’ll find a move-in checklist. This checklist must be completed prior to your move-in day.
We would love to welcome you in-person at our office! But for your convenience, the morning of your scheduled move-in, we can place your keys in a secure parcel locker. You’ll receive an email with detailed instructions on how to retrieve your keys, locate your unit, and other helpful move-in information. You can then move in any time!
If you're planning to have a POD delivered, please let us know in advance so that we can provide instructions for placement. You may also park a moving truck on-site while you move in – we just ask that you remain available to relocate it if it is blocking access for other residents.
Yes, we require each household to maintain a renter’s insurance policy with a minimum of $100,000 in personal liability coverage. Additional coverage amounts are at the discretion of the policyholder, but we do always recommend personal property coverage. You may choose any insurance provider you prefer; however, we require a copy of the declarations page verifying the required coverage. We only require proof of one liability policy per household, but you may choose to add additional members of your household to your policy, or have each household member hold their own policy.
Residents are responsible for all utilities associated with their unit, and utility costs are not included in the Rent Rate. Certain utilities will be set up and billed directly through the provider based on your usage, and others will be billed through The Shores and included on your monthly rent statement.
Additional Services such as Wi-Fi, cable, or landline phone are optional and should be arranged directly with the provider of your choice. The Shores recommends Xfinity for seamless bundled internet, cable, and phone services and some of the lowest prices in the country. All apartments are also connected for NextLight, the City of Longmont's high-speed fiber-optic internet service.
We welcome up to two cats or dogs per apartment. Please note that certain breeds are restricted, including any mix of pit bull, rottweiler, or doberman. Please inquire with the office regarding smaller caged or tank-contained pets.
A pet deposit of $300 per household and a monthly pet fee of $35 apply. Any ESA documentation submitted must be from a qualified provider and validated by our office prior to move-in – internet-purchased certificates are not accepted.
We LOVE our furry friends at The Shores, and are so glad to offer several pet-centered amenities, including our expansive off-leash Dog Park with seating areas to kick back and enjoy the mountain views while pup runs wild! You’ll also have access to our Canine Corner Dog Wash with two separate tubs to accommodate any size! We offer free dog treats in the Clubhouse, and fully-stocked pet waste disposal stations throughout property. We are proud members of the PooPrints program, which allows us to DNA-trace uncollected dog waste and issue violations – keeping the community cleaner and safer for human-shoes and pup-paws alike!
We offer open parking at no additional charge, but overnight parking is limited to one vehicle per lease-signer with the proper permit displayed, to ensure residents of The Shores are able to find space close to their apartment. We also offer detached garages for lease month-to-month – check with the office for availability or to be added to a waitlist.
Please note that trailers, boats, campers, off-road vehicles, and similar items are not permitted to be stored in the parking lot. All vehicles must be operational and display current registration tags.
Yes, we offer four electric vehicle chargers on-site! Residents receive a special access code to enjoy charging at a discounted-rate.
